Frequently asked questions
Roof leak repair begins with a thorough inspection of the roof to identify the damaged areas. Water stains and saturated insulation are the first things we look at. From there, we trace the leakage back to the source with different methods.
Commonly, we map the wet area and the spot where the leakage was first discovered, then we check the roof surface horizontally, starting from the slope. We also spray water on the roof surface to identify the point of entry.
After we determine the source of leakage, we seal it using a high-grade sealant. We provide efficient and accurate solutions depending on the nature of the problem. We replace damaged flashings with new ones, worn-out sealants are caulked and tarred and missing or broken roofing shingles are replaced.
The solution to a problem depends on its cause and the extent of the damage. Our trained roofers have the experience to handle all kinds of roof repairs, including minor and major issues.
Insurance companies will cover roof repairs. However, they implement strict guidelines on which claims to approve and reject. Insurance companies look at several parameters, including the condition of your roof, the roofing material used, and the cause of damage. Here are some common reasons roof repairs insurance claims are denied.
Your Roof is Too Old! – Regardless of how extensive the maintenance was and how perfect the installation was, all roofs eventually succumb to the elements and deteriorate.
Due to its high probability of damage, insurance companies reject roofs older than twenty years– Roof damage due to the owner’s fault is also a ground for the nullity of an insurance claim.
Pre-existing damage (e.g., minor leaks) that eventually progressed into a bigger roofing issue is a ground for rejection of insurance claims. Inability to promptly resolve the leak while it’s still manageable with patching and minor repair signifies the owner’s lack of sense of responsibility and may connote deliberate neglect.
Roofing Material not Covered. Not all roofing materials are covered by insurance companies. Find out what materials are covered and what’s not from your roofing provider.
The Type Of Damage is Not Covered. Insurance Companies follow certain policies regarding insurance claims, which include the type and extent of the damage. Here is some acceptable cause of damage. Keep in mind, however, that you might be denied so better prepare a strong rebuttal.
- Natural Disasters and Lightning
- Smoke, fire
- Vehicle and aircraft damages
- Deliberate destruction
- Snow/ice build-up
- Water damage, hail damage, and wind damage
You will decide if you should replace or repair your roof. If you aren’t sure whether to repair it or replace it with a new roof, these are some suggestions that might help you make a smart and informed decision.
The age and condition of your roof.
If your roof is fairly new and the warranty is still in effect, then a repair can be a smart decision. It is worth considering to have your roof replaced if your roof has a warranty that is less than 20 years and is getting close to expiring.
The area that requires repair. If only a couple of small areas of the roof have been damaged, then a replacement is the best choice. Replacement is the wisest choice if more than 50% of the roof has been damaged.
The cost per repair vs. the cost per replacement – If the cost per repair is close to the cost of replacing the roof, then it’s worth having your roof replaced. It’s a practical decision that can save you money in the long run.
Moisture damage to the roof deck.
It’s better to have your roof replaced if you notice any signs of moisture damage. This only means that leaks have already penetrated your home’s exterior and doing the repair is illogical at this point.
Does it take a lot of time?
If you are looking for an immediate solution to your roof problem, a repair might be the best option. It’s fast and can temporarily stop water leaks.
A roof replacement can be a long-term and better option if you don’t have scheduled plans to leave. It will be more expensive than repairs, but it will prevent you from having to make many roof repairs later.
The cost of roof repairs varies according to the state and contractor you choose.
Most roof repairs are minor and cost $150-$400. The median cost for roof repair is between $400-$1000, which includes extensive repairs like eaves and gutters.
We strongly discourage you from replacing your roof shingles. It can cause serious damage to your roof and increase the likelihood of injuries. It isn’t a DIY job anyone can do. You need to have the right skills and knowledge to finish the job properly.
Below is a brief description of how we replace roof shingles.
- To begin the popping of the first row, insert a flat pry bar underneath the roof shingles. Gently lift the flat bar with your fingers to loosen the sealer.
- To pull out the roofing nail, lift the flat pry bar until it is approximately 1/4 inch in size. Continue the process until you can remove all 3 nails.
- To remove the second roof nail row, slide your flat pry bar underneath the shingle. Continue to follow the same steps as for the first row of nails, until all 8 are removed.
- Gently pull away from the damaged roof tile.
- Insert the new shingle into the space provided and ensure that it aligns with the left and right shingles.
- Gently lift the top shingle and secure it with the appropriate roofing nails.
Although it isn’t the best weather to do roof repairs, you will be surprised at how roof repair can still be done in cold or wet weather. Roof damage can happen in any season and it’s relentless when it starts leaking. We all know that a damaged shingle left during a snowy, rainy season can result in major roofing repairs.
Roofers also like the cooler temperatures that come with cold and wet weather. Rain also helps them pinpoint the point of entry on leaking roofs, which makes it easier for them to find the area that needs patching.
However, accidents are more likely to happen in wet weather conditions. This is why we discourage you to perform roof repairs yourself. You should leave this job to the professionals, who have the proper equipment and training to perform the job correctly.
